This document authorizes Bob Zhong ("Manager") to provide lease up services for the Property. These services are solely for finding a tenant.

Service Description and Authorization:

The Manager will market the Property, show it to potential tenants, screen applicants, and facilitate the signing of a Residential Tenancy Agreement (RTA). The Manager is authorized to collect a security deposit and any other agreed-upon deposits from the selected tenant.

Compensation:

Upon successful completion of the lease up services, defined as the signing of an RTA and the collection of the required deposits, the Manager will be compensated with an amount equal to half of one month's rent as commission. This commission will be paid from the tenant's collected deposit immediately following the signing of the RTA.

Termination of Service

Either the Landlord or the Manager may terminate this service authorization in writing. Upon termination in writing, the authorization is void. Otherwise, this service authorization will terminate upon the signing of the RTA by both the Landlord and the tenant and the collection of the required deposits, at which point the commission is payable to the Manager.

Acknowledgement:

By signing below, the Landlord acknowledges and agrees to the terms outlined in this Service Authorization.
